Those of you who have been following my newsletters know by now that Hoboken is experiencing and interesting (although not uncommon) trend right now in Real Estate. Simply put, rental prices are higher than they’ve been in years, whereas sale prices are the lowest they’ve been in just as long.

With more news of declining prices due to the glut of foreclosures expected to splash onto the market in the coming months, many homeowners are justifiably hesitant to sell their homes right now.

However, more homeowners are looking at a second option that will allow them to move without selling, and possibly even make some extra income in the process. For the first time in years, rents in some areas are high enough to cover the costs of ownership and possibly more. Hoboken is also bordered by the sprawling urban areas of Jersey City and Weehawken, with New York City looming on the other side of the Hudson River. Ahh yes, I’ve long awaited the chance to pit these rivals together to see which one sucked the least. Excuse my animosity, but it’s true; while real estate websites are fun to browse and useful for searching to a limited extent, they still fall short of acting as a substitute for the MLS. I can’t count how many times a client sent me listings they found on a Zillow or a Trulia and accusingly asked why I hadn’t found the listing for them first. 9 out of 10 times its because it was sold 2 weeks ago. Or it was withdrawn from the market last month. Whatever the reason, Mr. Client usually accepts the explanation, but not always without some skepticism. And you know what? I don’t blame him.
